Job Title Project Manager Location Philadelphia, PA Job Description Ideal candidates would have experience in the construction industry as one of the positions listed, and a degree or technical training in Engineering/Construction Management or related field will be preferred. Recent college graduates will be considered for this position. Essential Functions - Plan, direct, coordinate, and budget commercial renovation projects making sure that the project(s) gets completed on time and within budget. Ground-Up construction experience is a plus.
- Prepare and Update CPM Schedules.
- Prepare, submit and track submittals for all trades.
- Able to understand project specifications and interpret contract drawings.
- Direct and monitor the progress of construction activities, through construction,
- Oversee the delivery and use of materials, tools, and equipment; worker safety and productivity; and the quality of the construction.
- Prepare and submit monthly invoicing and progress reports.
- Familiarity with Blue Book and ability to contact multiple vendors/subcontractors,
- Attending construction progress meetings.
- Knowledge of Timberline, Expedition, Primavera, and Microsoft Projects a plus.
- Experience with a General Construction Firm located in the DC Metro Area will be preferred.
- Communicating with/directing subcontractors and material suppliers.
- Communicating with/directing field personnel

- Must be knowledgeable in electrical, HVAC, plumbing, carpentry, roofing, tiling and several other architectural finishes, landscaping, doors & windows and other building /repair trades.

- Ensuring that both the health and safety project plans are implemented and maintain a safe environment for the Employer, the employees and subcontractor employees.

Job Title Superintendent Location Philadelphia, PA Job Description The Superintendent will be in charge of daily field operations of specific projects. The Superintendent role requires to oversee the production aspects including production quality. Essential Functions - Supervising the daily field activities in order to ensure on time completion of the project and keeping the project on track with the schedule

- Ensures all construction is in compliance with design specifications, is completed on schedule, adheres to budget, and is built to quality standards.
- Implements the construction portion of the assigned project through day-to-day direction of all field activities and is responsible for all job site activities.
Requirements - Minimum of 5 years of experience in a supervisory capacity in commercial construction, as a superintendent.
- Candidate, who has experience in working on projects for government agencies in PA region, will be preferred.
- Must be able to provide references to support work history.

Job Title Quality Control Manager Location Philadelphia, PA Job Description The Construction Quality Control Manager (CQCM) is responsible for managing and performing the daily QC responsibilities of specific projects to ensure the project is constructed in accordance with the established minimum standards. The CQCM role includes direct oversight and review of the entire documentation and physical inspection phase of the work flow process and working with other in-house personnel (e.g.: Project Managers, Superintendents, etc.) and external personnel to produce and document a quality product. The CQCM reports directly to the Chief Operating Officer for the sake of assuring that a conflict of interest does not occur among the productivity, schedule, and the quality objectives of the project. Essential Functions - Graduate engineer, graduate architect, or a graduate of construction management, with a minimum of 7 years construction experience on construction OR a construction person with a minimum of 15 years
- Create, update and maintain the project submittal log and all other project specific quality control reports
- Review shop drawings and submittals for conformance with project specifications by direct review and by leveraging the knowledge and experience of others in the project team when necessary
- Chair and document weekly QC meetings with the superintendent and provide written minutes as described in project specific contract documents
- Provide daily QC reports that reinforce activities that are being constructed in conformance with each specific project's established standard and constructively confronts non-conformances to produce the desired outcome in a timely manner
- Conduct preparatory, initial and follow-up meetings to establish an understanding of the standards of care desired for each definable feature of work
- Verify and document that all materials received for the project are in conformance with the approved submittal, are handled and stored appropriately and are acceptable for use in the project
- Conduct preconstruction meetings with new and existing subcontractors and the superintendent at least two days prior to the start of each new phase of the work to discuss issues that affect quality
- Coordinate and document the testing and commissioning of building systems
- Maintain the project "as-built" drawings on a daily basis
- Assemble and forward project closeout documents that include O&M manuals, as-builts and warranties
- Stop work if necessary to resolve matters that affect safety, quality and/or inhibit the logical progress of work
Requirements - B.S. degree in engineering or construction management
- Minimum seven years’ experience in the construction industry with a general contractor engaged in general building construction
- Knowledge of a wide range of construction materials, methods, and techniques Experience working with NAVFAC will be a plus.
- Combination of high school diploma with QC experience and certifications will be considered
- U.S. Army Corps of Engineers "Construction Quality Management for Contractors" Certification
- Proficient with computer software used in the construction industry (Timberline, RMS/QCS, and other typical construction formats)
- OSHA 30-hour certification
- CPR/First Aid certification
- Ability to speak clearly and exercise good judgment.
- Ability to work under pressure.
- Ability to work in Pennsylvania.
